I was by a broker/landman back in November. Since I thought hi offer of $125/acre and 1/8 royalty was lowballed, I've continued to ignore him since. He recently called with an offer of $175/acre and 3/16 royalty. It's really all the small print that concerns me the most. I would really feel more comfortable in a larger group negotiating a consolidated deal. Even though using a land attorney would be better than dealing directly with the broker, there's still a chance to get slanted even with/by the attorney. Not much trust there either.
