Updated offer on NPRI

Dunn Resources LLC wants to acquire our interests in Dawson Co.: N/200 acres of W/2 Section 17 Block 35 T4N and the S/2 of SW/4 of Section 8 Block 35 T4N containing 200 gross acres. Interests: 1/3 of 1/8 ( one brother 1 sister and myself). Net acres 1/3 of 35.00 They are now offering 1,000.00 per acre total purchase price of 35,000.00.

Question: since we all 3 live out of state, is anyone in Dawson Co aware of any activity in this area of land? Have researched TRRC map for hours and has resulted in limited results.

Any assistance would be greatly appreciated.

That’s too low. I’ve seen $2700 to $4900 per net mineral acre. Ask for more or wait and more offers will come.

I would sure like to see that be the case because that is in the range of what I am wanting for mine. Loving County School Lands…A-274. EOD/CGS is all around us in every direction with producing wells and one horizontal well not over a mile and a half from us is one of “Dawson Counties’ Top Producing Wells”…according to the published data/records.

If minerals are trading at $2,700 to $4,900 per net mineral acre, doesn’t have a lot of bearing on whether or not $1,000 per net royalty acre for a NPRI is fair. I personally have no idea what’s fair in this area, just wanted to point out that you’re comparing apples to oranges.

I tend to agree with Texas Tea; royalty acres never get leased and therefore don’t receive bonus money. They’re normally valued significantly lower.
