how can you tell if Utica gas is included in your lease? Ours says gross minerals...
I think that if it doesn't say something is excluded (like Utica) then it is includes. Each word in a lease means something, so you need to read it carefully. Have you signed the lease yet?

Nancy's not a lawyer, but I wouldn't bet my practice that I know more than her about oil and gas. Once again, she's right. You need to exclude formations from the lease, otherwise they'll be included. You'll usually find language stating something along the lines of "Lessor hereby leases all interests in the minerals" in the first paragraph of the lease.
Thanks Kyle! As you know, there is more than a lifetime required to learn "enough" about oil and gas.
