This is a new play so there is a lot of speculation. The wells they have been drilling are producing 10-20 MM in revenue in the first year or ~5K/acre/well, but you are quite a ways away so you may not see anything for awhile. Most likely your lease will expire then you’ll have another opportunity or two. So factor in a few bonus payments every 5 years with time value of money then royalties starting for the next thirty years in ten years on one well then 5 years later on another 4 wells…$0.02 worth of help
In other words, it is difficult to value without some idea of when they plan on developing it
Comstock is the best company to lease too in Leon County, Texas. Their lease broker is Surprise Valley Resources. $1,000/acre, 1/4 royalty, 3 year lease. They will pay you.
She is already leased. She is much further east than the easternmost drilling to date. Like 20 miles east.
It’s gas. Right now gas isn’t worth much of anything. There haven’t been many wells drilled in the play. nop_llc kinda summed it up, a valuation is very very subjective. If you get 2-3 wells its worth a decent amount but the odds of that in 2-10 years are what…1%, 5%, 10%?. Hard to value something when its either worth zero or worth a decent amount and even professionals are just wildly guessing at the chance of either happening.
There is some unreported leasing activity in the Northeastern area of Leon County at the present time. Also there have been a group of landmen in the Houston County, Courthouse for over two months. Only in the last week have they started contacting mineral owners. The Deep Bossier gas play is not the only play. Also the Haynesville Shale formation tends to be different as you get farther East. Some people are very negative about the oil and gas industry, so I would not pay any attention to negative stuff! Don’t let them “talk you down”.
