A client of mine has recently been offered a minimal amount ($100) for a small interest (1/4 of 3/8) she owns in mineral rights located on 80 acres in Montague County, Texas. The legal description is as follows: 80 acres of land, more or less, being all of the East 1/2, of the Southwest 1/4, of Section 1, Jack County School Land Survey, Abstract 390 Montague County, Texas (mineral interest only).
Would anyone have an idea what an interest such as this would truly be worth? Is their currently development activity in that particular area?
