We are trying to determine the value of an oil/gas lease NW of Caldwell. Anybody know what's a fair rate per acre and a good royalty percentage?

We recently leased our 68 acres in Burleson County just north and west of Caldwell. We got $500 an acre and 22.5% royalty for 3 years with an option to extend for 3 years if they do not drill before then. Who has approached you?

Clayton Williams Energy offered us, for our 57 acres, $400 per acre and 20% royalty. Compared to most of the offers on this site, that seems pretty low.

For some acreage of 319 just north of Caldwell. I was just offered $500/acre and 18% by Clayton Williams. I feel this is undervalued. Do you know if they will negotiate?

What is the Abstract # of your minerals? Let's see if there is any activity in the area, wells that have been drilled and reports on those wells. Location means everything.

They claim to not negotiate, but if they want the lease bad enough, they will.
