Warranty deed?

Upon further investigation I found that an Oil company filed a warranty deed as themselves being the grantor and as the grantee. Can someone explain this to me? Also the paperwork they sent us says 95 acres more or less will anyone explain exactly what this means?

Check carefully the Grantor/Grantee names to see if there are some differences, like they were transferring from one sister company to another.

Cannot answer the remainder without seeing the language in the deed, plus your question should probably be more specific.

I am not familiar with your original investigation, but without being able to review the document it is difficult to say why the Grantor and Grantee appear to be the same.

It may be that they are conveying the property or interest from their company organized under one State's laws to their company organized under the laws of another, like from a Texas Corporation to a New Jersey Corporation. I would compare the signature pages as well to see if there is any indication there.

The phrase "more or Less" is very common and is added to most legal descriptions to allow for any variances in determinations of acreages by different parties. I had it explained to me once that if you sent 100 Surveyors out to survey a piece of property, you'd get 100 different answers.
