We are in 4-18-14 and have received an offer to lease our minerals for $1900 per acre bonus at 1/5 royalty by OKC. Some of our other family members had their leases extended for 2 yrs. at the end of Aug at $800/ac and 3/16 by Tapstone. Has anyone else received any other offers here. It appears that Tapstone or some operator will be actively drilling here within the next 2yrs. GHK sold all their interests in this area to Tapstone supposedly. We will entertain and consider any and all offers.

Got a call yesterday from my brother in law in Stillwater that he had received an offer for ours that is 2-18N-14W for a lease. I told him such a very small amount of minerals. We had recently completed my mother in laws probate (Bernice Collyar) after 16 years. How funny, that quick, after that long. My late husband never lived to see any of this, it might have been interesting to him. I live in Anadarko but it is very hot in the Chickasha area. I watched some of our minerals in Garfield County, that was a larger amount of minerals and that is actually what forced the probate. Hopefully it blooms in Dewey and Blaine County after oil finally climbs, if it ever does.

That seems awful low for the area. I would lease with a name that actually shows up in county records when you search it. Nothing in Dewey or the surrounding counties have any hits for that name. I would try Newfield, Devon.

I think Devon is using Blue Star Land or Continental Land Resources - (Blue Star is who I would prefer. )

Newfield is more than likely using Turner Oil & Gas to take the leases for them.

All of those land brokers are reputable for the most part. Avoid using the names that no one has heard of, or haven't done anything but take your one lease so far. Chances it will end up in the right hands to get a well drilled go down if it doesn't get to the right place.

What do U think would be a good offer for this area?

1000 for a 1/5th royalty or 1500 for a 3/16ths royalty, straight 3 year primary term. If they want an option for an addition 2 years, then charge them 200% or more of the original bonus. If the lease market has dropped they wont extend the lease anyway. If it really heats up and the price double over the next three years, you got a good deal for a 2 year kicker.
