For any minerals that are open and available or lease expiring soon and they are in Dewey County and in the North or North West STACK SCORE plays of Newfield's your minerals are worth much more than you think and have been lead to believe by the oil companies.
For the following reasons.
Well, good question. Our goal and target were 3000@1/4 my NO Deductions OGL 3yr. However, since Newfield's report of this Now De-Risked North West STACK SCORE Play that has provided returns on par with the Best of STACK, things have heated up quickly. Newfield as well as reported an extensive 80+ well drill plan this year for this play. With these being the only Open and Available minerals in this section and probably in the entire play. As well as 4 oil companies fighting to be the operator in our section. Newfield having the majority of leaseholds. Pooling being filed and probably only 3 weeks from being forced Pooled if we don't lease. As well as the 6 to 18 wells or more, that they drill in each section now at half the cost and expense.
Our goals and expectations have changed and we are just going to see where it goes now and will choose the best offer provided that works best for all. How far will that go, the sky is the limit. My guess to be on par with Best of STACK 5000 to 6000@1/4 or more.
Now you may also consider this.
For years they paid 1000@ 3/16 or a 1/5 sometimes a 1/4 for only 1 well on each section that would only produce 100 to 500 Barrels of Oil per day.
Now with all the new technology, these same wells that only produced 100 to 500 BPD now on average are at 2000 BOE per day and they are drilling multiple wells per section all producing about 2000 BOE per day. Anywhere from 6 to as many as 20 wells or more in the many pay formations that lie below most all sections in the STACK play. In addition these wells today only cost 7 million to complete and before it was 12 to 15 million only 3 years ago. So there cost and expense have been cut in half providing them just that more profit.
So increasing there barrels of oil per DAY very significantly from what they did only a few years ago.
Therefore the value of our minerals has increased significantly as well. However, the oil companies would lead you to believe they haven't increased at all and still only offer 1000@3/16 is a good offer that they want you to accept. DON"T! YOUR MINERALS ARE WORTH SIGNIFICANTLY MORE JUST AS THE AMOUNT OF OIL PRODUCED THAT HAS INCREASED SIGNIFICANTLY AS WELL.
