My elderly mom signed a contract for 20 acres, half leased half purchased. But they have defaulted on the contract because they’ve not as at all much less per the agreement. I don’t know how to check and make sure they didn’t just “steal” those and not pay. She wants to sell them.

You can check www.okcountyrecords.com to see if the deed or lease has been filed. I use the advanced search option to search on names.
There is a lot of leasing in that section, so drilling activity may pick up.
Was this a contract for deed? If so, these are treated as a deed and mortgage. You will need to visit with an Oklahoma attorney (not me) who handles foreclosures. You may be facing a statute of limitations issue so don’t delay.
