What happens if I don't sign a lease in Pennsylvania

I am one of many heirs that have an interest in about 100 acres in PA. My first signed lease on this acreage was for Marcellus only but now they want to drill the Utica and need a new lease because of the first lease has a depth clause. I am afraid they will not give me the same addendums as I had for the Marcellus lease. For example, in the Marcellus lease is a no deduction lease and has a good royalty % plus other benefits. I only have about 8 net acres total, so not alot of bargaining power I am assuming.

I can find information on what may happen in other states but not PA.

Did any of the other Heirs have a depth clause?

Does your lease have a The “Mother Hubbard” or “cover-all” clause included?

Where is your parcel placed in the unit? In the middle or outer parts of the unit?

This can get very complicated and you will need to seek legal advise.
