If a company wants to run an oil pipeline through the land, who selects the landman? The land owner, the company that wants to run the pipeline, or the oil company?
Usually, the company that is going to run the pipeline selects the landman. Always good to get an attorney involved if you are going to lease surface rights for the pipeline. The original draft of the lease is NOT what you probably want.
The landman contacted us the landowners. He is saying the oil company wants to construct a pipeline through our land. I thought that meant we are permanently selling our land at some rate per rod. Is that different than leasing surface rights for the pipeline? If so, should we be leasing instead of selling?
