Typically the property description is associated with a "gross" acreage amount.

For example the SW/4 NW/4 (southwest quarter of the northwest quarter) equals 80 nma.

HOWEVER throughout history mineral ownership is often separated from the Surface ownership so actual mineral ownership may only be a portion or % of the total acreage that is listed in the legal.

This is because 3 people (or howmany ever) could each own an equal portion of the legal above.

UNLESS it says something like "...it is the intent of this agreement to represent 80 nma, or ...It is the intent to Lease/Sell 80nma" you can not assume that the size of the legal represents the size of mineral ownership.
