How much do appraisals cost for a probate? The list is pretty long including surface, mineral and working interests.
@Lyn_B You can observe qualified professionals (often with localized expertise) who provide services to mineral owners right here on The Mineral Rights Forum. You will notice them among 3 different instances on the site:
-
in display image ads and/or brief text messaging on site
-
in our Mineral Service Provider Directory in the main navigation above. These are arranged by professional discipline.
-
as a Business Member participating in many conversations throughout the site (note the blue colored “B” on their picture and blue text on their posts).
These practitioners are often able to provide the specific (and often localized) services that meet your needs.

Hi Lyn,
Not to give the typical frustrating answer, but it really depends on the scope of the work, the state of the estate (how organized everything is, how many additional questions the family would like answered, etc), how widely dispersed the properties are, and how much activity those areas have seen.
A good appraiser should be able to give you an estimate before starting the job if you have the list of properties for them to review. It does tend to be a more costly service due to the experience and skill required, but a good appraiser should save the estate money in the long run since it should help the new owners of the asset navigate the properties more effectively and avoid selling for low-ball offers, or missing royalty checks or elections without realizing it.
I qualify all this with “good appraiser” since there are quite a few out there who will just perform a “check the box” minimal-effort appraisal (which may be what you’re looking for, who am I to say!). Just like with any profession, there is a range of results.
Best of luck,
Tracy
Hi @Lyn_B, great question! Our recent market research indicates that a quality evaluation runs around $2,500 - $3,000. Keep in mind that is an average across many evaluations of various scale. I’ll second the comments by @tracy_lenz that pricing depends on the project size (Hi Tracy ).
Hope that helps!
I am interested to find an appraiser who can assess our mineral interests in Blaine County, OK. I assume that I need a professional licensed in Oklahoma.
