I have operators call me and ask what I paid for a lease, using the info to get ready for a pooling hearing. Then they give the info to the judge . Under oath.
From what I can find in the county records, I was the second mineral owner to sign back in 2006. The lawyer I asked for advice had not signed at that time.
It was almost 4 years before a well went into production. On the other hand I did get to watch OU football on my 50" plamsa.
I noticed XTO is requesting a multi-unit well and pooling in sections 22-27 in 3S 3W. I think this might be a first time for XTO to go west of I-35, however, the are drilling a multi-unit well in sections 5-6 in 3S 3E.
I was scanning for completion reports for XTO since the first of the year and I scanned a number of township ranges in NE Carter Co. down into Johnston and Marshall counties.
I could not find any completed for this year. Am I missing something here or has XTO not completed any wells this year?
Thanks Daniel. We saw another 3 pads (maybe more) in the vicinity yesterday. In fact, these pads would be so close to our mineral spacing units that I feel they would again encompass areas already drilled. I will use that contact info. I usually contact the Owner’s relations dept. but you usually get sugar-coated fairytales about what is going on.
EA,
This is the wrong order. This is for the well between sections 27 and 34. I’ll try again:)
Does anybody have any updates on the Wall’s wells in Section 27, T3S, R2E? They have removed the rig and from the looks of things (we drove out yesterday) this should be well into production. Still, no checks on these from XTO. Also, I remember some comments about requesting that (in this case) XTO set up an interest account for the time that they take to pay us for production. Any thoughts? Thanks so much!
Liz, production volumes must be reported to both the OCC and the OTC once the well is completed. Oklahoma law allows six months from the date of the first sale before the first royalty payment must be released. “Completed” and “First Sale” are the kickers.
Hi, Ann. Yes, it sounds like they are given LOADS of time. “Kickers” is right! Thanks, Ann and Daniel. I hope they get moving on it.
Thank you Daniel. They have about 6-8 tanks sitting on the location. It “looks” as if they should be in production (according to my husband who has worked in the field). We also noticed 2 more rigs in-line with the Walls location to the NE. We had not noticed those before. I just have to wonder what is going on. XTO is generally pretty quick to get payments out, but this one has taken FOREVER.
EA,
I have been looking at these wells since they got there drilling permit, as I was interested in what they would find in Section 26. My mineral rights are in Section 25.
They did a SPUD report in May of 2012 on all 4 wells, but I have never been able to find a COMPLETION REPORT. As you can see by the below post, I don’t think XTO is taking these wells into production.
I was back there in Oct 2012 and saw the Felderhoff rig on the pad drilling, but nothing since then. I guess when the price of GAS goes up they may start producing.
EA,
You can contact XTO at this website
https://secure.pds-austin.com/xto/feedback.asp
You must setup an account first, but it is pretty easy.
It will take about a week or so for them to get back to you. You can also call them, the number is on the website also. I think XTO is just waiting for the price of gas to go above $5 mcf.
I will correct myself, as I have found 9 wells XTO has completed, since the first of the year, in the 12 township/ranges I’ve checked.
EA,
If you think things take forever, look at the SW corner of section 30 3S 3E.
This pad is on Mt. Pleasant Rd, about 1/2 mile East of Gene Autry Rd. The last time I saw the pad was back in Oct and it looked like a gravel parking lot.
EA,
This might be what XTO was waiting for, it a LOCATION EXCEPTION, that was just ordered in last month.
Dan may be right about waiting for higher gas prices.
I imagine they’re drilling to hold leases. Wonder if they’re waiting on fracking until it’s more perfected…or maybe using all their cash flow for drilling rather than completion. On some wells completion can cost as much as drilling the well. I’m just speculating.
I wish we knew. We were tempted to stop in and have a chat with some of the workers up on the pad. Might not hurt.
Ann,
Even worse than that, it is “end of month” of the first sale date. Or more specifically per OK §52-570.10 -“calculated from the end of the month in which such production is sold until the day paid.”
Edited, at least this is when interest is due.
I guess this is good news. XTO published the Increase Density request in the Ardmore paper today asking for 4 more wells in 33 03S 03E.
http://imaging.occeweb.com/AP/CaseFiles/occ5015063.pdf
XTO has recently ask for 8 more well in each section 32 and 34.
From the OCC dockett yesterday I see that my Location Exception has been continued for the 5th time until June 29th. The first continuance was 6/18/2012. The Increase Density request expires on June 5th.
