I recently had a man look into my interests concerning my minerals in Carter County and others. I have reason to think Ive been swindled. I never signed anything but wonder if its possible to do it. What can I do??? Any advice would be appreciated.
Ed, That would be hard to say with such limited information. Are you concerned your property could be deeded to him without your signature? Or are you worried you may have obligated yourself to expenses? Or??

I was not sure as to the acreage that I own from my great-grandfathers (U.T. Rexroat) inheritance to me. I believe he has used that ignorance to swindle me and possibly my sisters.
Could anyone in the Carter Co. Court Clerks Office tell me of any deed changes or liens against my property have occurred?
Swindled in what way? Transferred the property to himself or charging you fees for something he did not do?

If no drilling is commenced (definition of drilling commenced depends on wording in your lease) by the end of the primary term (in your case 3 years), the lease expires. (I’m assuming there is no option to renew your lease for an additional period, often 2 years.)
What happens now? When a lease expires, you are free to negotiate a new lease with anyone.
I always request a Release of Lease, in recordable form, from the company that leased from me. However, landmen can determine if your minerals are held by a lease or open.
I’m certain somebody on this list can answer my question. Let’s say you’ve signed a lease with a specific oil company for your oil rights. The lease is a 3 year term and during that 3 years nothing seems to happen in the way of production. What usually happens in these situations? Can the lease be renegotiated or released to a different company, or does it continue to exist until a formal change is requested?

Continental Resources has just drilled a well in the NW NW NW NE of Section 26 5S 3W. Section 26 is the section directly to the south of section 23. Continental has placed surface production equipment on this location. I do not think they have completed this well as of this date. I believe Continental drills, places surface production equipment on well pad, then completes well. I live about 20 miles from this area and drive out there about once a month to check on drilling activity. Precision Drilling is the drilling company that drilled the well. Precision Drilling rig 101 is the rig that drilled the well. Precision Drilling rig 101 is now about 10 miles SE of your section at this time close to I-35 in southern Oklahoma. Precision rig 101 is a Triple Electric, 1,500 HP, and capable of drilling to 18,000 feet. I have interest in section 20 5S 2W which is about 2 miles east of your section 23. Enter Precision Drilling in your computer search engine, then click on Precision Drilling-Welcome, then click on rig locator. On Rig Locator on the left enter rig 101. There are two Precision Rigs 101. One in Canada and one in the US. Click on the one in the US. I’ll let you take it from there. We have received offers to sell our minerals but not as much as you have been offered. Our offers have been for $1,750.00 to $3,500.00 per mineral acre and we are not selling at those offers. If we are offered as much as you have been offered we may sell a portion of our holdings but not all our holdings.
Ok, Got a rookie Question … I have been informed that they have completed work on the Dixon 1-10-15XH well located 10-T3s and 15-T3s-R3w … I was told they are pending first sale on the Well . They have a report back to the Corporation Commission on 6-6-2014 to report status of success on well . Is there any data base that can be accessed for projections about the well and the first date of sale ? This is a Continental Resources drilled well

Thank you Dennis. That is very interesting and helpful. It is good to have Eyes on the ground since I live about 1500 miles away. We are not selling at this time. If you happen to notice any new activity in the area I sure would appreciate an up date . I am going to send you a friend request.
Steve: The first information available on a well usually is a 1002A or completion report. (If you have a working interest in a well or know someone that does you can get daily drilling reports) I believe that the operator has to file the 1002A within 30 days of well completion, and then there is another 30 days for the OCC to review and post it to their website (someone please correct me if I have those deadlines wrong). The Dixon does not have a 1002A posted yet. That well was spudded 2/24/14. I would be real surprised if it is completed yet. That is a 2 unit well. For comparison the Cheek 1-20H, a single unit well in 20-3S-3W spudded 7/12/13, finished drilling 10-17-13, and completed 12-14-13 (3 months spud to drill finish, 5 months spud to completion). Drilling finish means you have a hole in the ground. You still need to frac and test it which can take some time. When it is tested it will indicate how many barrels of oil and how many mcf of gas were produced typically in a 24 hour period. That will be your first indication of how good a well it is, but is not perfect. If you are a rookie with a royalty interest, be aware that they have 6 months form first sale to issue you a check. Also be aware that the decline rate in these horizontal wells os very rapid. Typically you can see a decline of 50-60% in average daily production from year one to year two. I may be wrong, but my guess is you would get a first peak at numbers some time in September, figuring 5 months spud to completion then two months to se the completion report posted.
But keep asking the question…someone on here might have access to daily drilling reports and you can get info earlier.
Anyone have any news on the Taylor Made 1-35-26XH in 35-3S-3W ?
