It wasn't but 5 years or so ago you could have bought land out in that area for $400 to $450 an acre. Best of luck to you Pete.

Lincoln Land & Title is doing the leasing for Devon Energy and Devon is a very large well known operator who drills wells and is not just a speculator. They were good to deal, offered good terms, and are a very reputable company. I too am not familiar with Newkumet. There are still a number of companies out there leasing and you might want to talk to several before you sign a lease. You also might want to talk to an oil and gas lawyer, I recommend Ty Wood from C City, before you sign a lease from an oil company so as to best protect yourself. Best of luck Helen.

Since I spoke to him ,I have had a man call who wants me to sign within 3 days at $950 and 1/4. What is the reason for the rush ? Makes you think he has to get something together,or by flipping,he may be out money?

Who was the one offering $950, plus are they an actual drilling company, and if they are do they have the money to do the drilling, but that is a great price, find out more about the company, and if you feel they are good, and most deffinate, talk to an attorney before you sign,..I have a feeling things will get higher, and of course it is a presidential year, and maybe the rush if getting things going before the end of the year..if the company wants a 3 day deal ask them for a letter of intent for 14 days, and only sign in front of an attorney...

Buy the surface or the minerals or both? Where is Sec.49? What's the rest of legal? In Block 28-T-1-N?

I am not sure of the exact location. I just inherited this from my Mother's estate. I believe it is a few miles south of Sweetwater. The rest of the legal description is: Block 29, T-1-S NE/4 He wants the mineral interest but might buy both these and the land.
I also have SE/4 of Section 3, Block 28, T-1-S.
I'd talk to a lawyer named Lance Hall in Sweetwater before making a decision. He is very familiar with what's going on in Nolan and Fisher counties. I think Blk. 28, T-1-S is in Mitchell County. I used to practice law in Mitchell County in the '80's (I still have land there) and you can tell Lance I suggested you give him a call.
I'd recommend you not take everything you read on this site as being the gospel truth.
I agree go talk to an attorney first, then find out how much minerals you own, there are a lot of company men, buying for various companies including providence you might go to the title office where the land is located and find out more about, I suggest not being pressured into selling quickly, I am a realtor, and there are a lot of people pressuring to sell, find out about the land as much as possible, speak with an attorney if you even want to sell, if you do get some comps of what has sold in the last year, and have an attorney write up the contract or work with a realtor to write up the contract, or to find a better buyer. Check everything out first, that land is not going anywhere, there will always be buyers, so don't be pushed into anything. Good Luck
Clay, Within the last month Bill saw a drilling permit for Sharp Energy. It had a specified depth of 9,000 ft. The location was several miles south of Westbrook. We were talking last night and couldn't remember for sure if we saw that in one of the local newspaper's oil and gas activity sections, or on the railroad commission website. He checks the RRC website for new drilling permits in Mitchell County just about every day, so we will post those when we start seeing them. He was pretty sure he saw it on their site.

We were offered 500/20 on 6 seperate 10 acre leases in Mitchell county and have contacted two different lawyers. We are just starting out and know very little but I wanted to ask if it is customary for the Lawyer to have POA (Power of Attorney) to negotiate the leases for us? Thanks guys.
