Nancy, In my previous question and answer to your reply I neglected to tell you that my mineral rights interest is 1/8th. Hope this helps. Mary Lee Scalf
Has anyone on here received a letter from Antero regarding missing heirs action? I signed a lease in 2012 with Antero, but they were not able to locate all of the heirs, so my royalties are being paid to the special receiver in Doddridge County. Any advise or recommendations on and attorney in Doddridge County that can help with this matter?
Hi Linda, yes that is the same case shown on my letter.
You will find it interesting that they filled the missing heir suit at the end of July 2012. We signed our lease in May of 2012. Are you related to a Langfitt if so which one? I am relate to Silas Benton Langfitt
Hi Jennifer. I got the same letter. I am using an attorney out of Morgantown WVa he seems to know Antero. His name is Stephen Schuman. Did your letter mention a case of Antero vs Carolyn Eddy?
Nancy Mosley, All I know about the acreage I have leases on are the five amounts shown on the tax tickets. Two eighties, one twenty one, one fifty and one sixty four. I have signed leases on all of them; but don’t know and cannot find out how much acerage might be signed on and how much is still available. I spoke to Ellen in Denver yesterday and she cannot tell me that. Two of the leases have been drilled but it will be at least a year or longer before I will begin to receive leases. All my leases are in Central district. All of the others will not be drilled until sometime in 2015. I’ll probably be dead before any royalties show up. I’m going to have a life estate put together to protect my children’s rights to my leases and any royalties they may produce. No one is able to tell me how many acres might be left of me to possibly sell portions of. Also, would it be legal to sell something that is already leased? Thanks very much for any information you may be able to provide. Mary Lee Scalf
I signed my lease in February of 2012, and I am related to the Larry’s. Jessie Larry was my Grandmother on my fathers side. I found it interesting that it took me calling and asking about the well production for Antero to advise that the suit had been filed, makes me wonder if they ever would have advised me otherwise.
I bugged them to get answers also. I talked with Dwight barker who is the clerk who is holding the funds. I have done a lot of research on this I would suggest you talk with Stephen Schuman or another lawyer. If your letter was signed by a name named John I spoke with him and knows nothing about the letter. Kaitlin at Antero told me a bunch of info that also was not correct Good luck. Let me know I can be of any help
Ms. Scalf, using this database for Doddridge County deeds and leases
I found the leases for your name. Matching that with the acreages you listed, it looks like all of the 64, the 50 and the 21 acres are leased and part (over 47 acres) of the 80 acres. Do you have any old information saying if you have interest in 2 separate 80 acre tracts or 2 interests in one 80 acres?
Ms. Scalf, I don’t know about fair prices for selling minerals. I did read that when sale is ordered by the court in partition suits the price is around $4000 per net mineral acre. For your 1/8 portion, that would be $4000 / 8 or $500 per acre. for your 50 acre tract that would be $25000. But I might be wrong about that. Maybe someone else can help.
Thank you Nancy. Not sure I would sell for that amount. I appreciate your input and will consider my options. Mary Lee Scalf
Nancy, Thank you for your very helpful information. I have a 1/8 interest in one other 80 acre parcel. Because I am elderly and the wait for any royalty stretches far into the future I will probably be interested in selling one of the smallest leased portions if such a sale is legal and I find a buyer and am well compensated. Any further help you can provide will be greatly appreciated. Again my thanks to you. Mary Lee Scalf
Nancy, Me again with a presumptious question. Have you any idea what an adequate price for, say, an acre of leased mineral right might be acceptable? I haven’t a clue. Thanks again. Mary Lee
Hi all, just got off the phone with Katelyn in Denver, She has the D.O on her desk and is processing. In case anyone on here is interested it is the Gaskins Wells #1&2. It’s been a long wait, but it is happening.
I have a question regarding quitclaim deeds. Should they include the following:
“DECLARATION OF CONSIDERATION OR VALUE”
I hereby declare:
The true and actual value of the property transferred by the document to which this declaration is appended is, to the best of my knowledge and belief $xxx.00
I have looked at numerous examples of quitclaim deeds, none of which include this section. I feel like the drilling company is trying to pull a fast one. Thanks.
Does anyone have any information on the Antero BANNER unit in Doddridge County, I know it is near Tyler and Wirt county lines but it is in Doddridge. It is located in the CANTON area. The names of the property or names on the well will be Banner and Tabor. Last I heard the " Spud Date" was to be January, 2015 but did not know if anyone else on here was part of this unit and would know anything or not. Thanks for any information in advance.
Can anyone recommend a lawyer in the Doddridge area? Please contact me directly. Thanks.
I am using Stephen Shuman he is located in Morgantown. He is very knowledgeable and very familiar with Antero. Hope this helps
Does anyone know anything about the BANNER well they are to be drillng Jan. 2015? I have royalites here and was just wondering. Last time I spoke to Denver about 8 months ago, they said the proposed spud date in the ground was January, 2015 so just checking to see if anyone else had interest in this well or knew anything or maybe know someone I could speak to.
It is in Mcclean Districe and called the Canton area, in Doddridge County but think it is somewhat close to Tyler and Wirt County lines.
Thanks in advance,
Katrina Posey
Thanx that does help some was wondering why it would be on a lease with CNX acting as the agent.
