Tica The legal description tells the tract that you are under like se4 of section 4 . If you had an undivided 1/16 of the se4 of section 4 you would have 10 acres under 160 acre tract and 1/8th of that is 1&1/4 net acres.

Can you post the legal description from one of the deeds so we can help you out.

What are your mineral rights for each section? Do you have a deed for these mineral rights?

I think I see where the confusion comes from.

In January you signed a lease. The 1/8 is the Royalty Interest you agreed to is on production if a producing well is drilled. That does not mean that you have a 1/8 mineral interest in the 1265 acres.

For instance in Section 26-1N-1W:

N/2 NE/4 = 80 acres ; N/2 S/2 NE/4 = 20 acres; SE/4 SE/4 = 40 acres Total section 26 = 140 acres. However that does not mean you have 1/8 of 140 acres.

Somewhere on the deed for section 26 you may see your mineral interest. It may or may not be accurate and may require a title search.

PLEASE in the future, consult someone before signing a lease. Make sure you know all of your options.

There can be several properties listed on the same deed. When you record it they post it to each property that is on the deed. Tica is listed on my list of friends on the group I could forward contact info if she wanted me to look at something . It could be fax or email.

My wife inherited this and there is no formal deed that i ever saw. just a oil=gas lease agreement and a settlement statement from the estate. so what is a mineral deed and why doesn’t she have one on every one of these properties?

Clarify what you are trying to do.

Are you trying to prove ownership using a lease or are you trying to locate an existing deed based on information within a lease?

In my experience, finding older deeds on mineral rights in Oklahoma can prove to be a bit difficult. In Stephens Co, if it was filed after about 91 or 92) the records are searchable by name. Before that you will have to look in the log books by legal description. There is a group on each section, and the entries are in chronological order. If it is a populated area, there are a bunch of records to search through.

The first thing you will be asked, “What is the location in, Section, township, and Range and how many acres in each location”

Tica, Sorry I missed the post of yours on Section 26.

I looked at the permits for section 26 and surrounding sections, 23, 25,27, and 35.

I could not find any drilling permits or completion reports for any of these counties.

Just wondering what activity is going on around where I have a couple of producing wells. S/2 SW/4 of Section 25-4N-1W and NE/4SE/4 Sec. 26-4N-1W property #829120. Any information would be welcomed. Thank you all !
