I am looking for some education. I inherited some mineral rights in Howard County and have been sent a lease to sign on them. This is my first foray into mineral leasing. To the best of my knowledge this covers 360 acres. I only own a one-fourth interest and they are offering a 1/5th royalty. The lease shows I own a .00103584 mineral interest. Can someone tell me how they calculated that mineral interest? And my second question is how do I determine the per acre lease bonus rate if I only own a fourth? Thank you for your help.

The lease should state how many acreage is included, also don’t hesitate to contact the leasing company and ask them to do the calculations for you. I have been studying to get the numbers part of leasing but my brain is not moving to fast this morning.

Thank you Jennifer. The lease does state 360 acres. Is the bonus for a lease paid per acre times my interest since I do not own 100% of the mineral rights? And I have left a message for the landman to explain how he calculated my interest.

not per actual acreage; they figure out per mineral net acre. If you do indeed have 1/4 minerals along WITH THE LEASING RIGHTS then your mineral net acreage is 90 mineral net acres. (divide the total acreage by the fraction of your interest: 360 divided by 4) If my brain is serving me correct then you multiply the 90 mna by the number being offered per acre then that will be your bonus.

I received an offer from Nantucket Resources to purchase mineral rights in Howard County for a term of one year and as long thereafter as oil and gas is produced on the subject lands, or lands pooled therewith. After one year, or cessation of production, whichever occurs last, all rights will revert back to me. I am accustomed to receiving offers to buy my mineral rights, but this is the first time I have received an offer like this? Looking for some advice? Has anyone experienced this type of offer and have you had dealings with Nantucket Resources?

Melody: Are they making an offer to BUY or to LEASE your minerals. Is Nantucket an oil/gas producer or a land company? Is it a good offer?

Melody don’t do it, Howard Co. will be producing for a long time to come. These minerals won’t revert back to you so it is like any other offer.
