Payne County, OK - Oil & Gas Discussion archives

To Michael Ross,

I’m not positive what your looking for but… Try contacting the County Recorder. She might know someone (Pam @ Rogers Co Recorder: 918-9234400- OR Payne CO Recorders Office, 200 South Lynn Riggs Blvd, Clarmore, OK 74017.)

OR when I want to confirm my families ownership by tracing a mineral deed, I order the “Tract Index pages” for the township, range & section. Example Twsp 18, Range 3, sec’s 23, 24, 28. I have purchased these sections @ $1.00 per page. Total cost runs about $70 per section. I than look at each name listed under the quarter section on the lease and locate my families purchase of the minerals. Then order the mineral deed , also $1 per page. Hope this is what you were asking.

Does anyone know when wells in Sec. 17-19N-1W will be drilled? My family owns 80 unleased acres in the SE 1/4 of Sec 17 and I would like to know what lease bonus amounts and terms have been offered. Thanks

Martha They have drilled 4 wells from section 19, one was under 19 and also 20,29,&30 from 19 . Two of the wells are to the Miss’an and two to the Woodford formations. The terms of the lease and your royalty interest are as important as the cash bonus. Here is the pooling order for 19 and some completion reports look them over and let me know if you have any questions . Also you can take more then one option with your 80.

Ron, thank you. Do you know if new wells have been drilled in any of the other sections surrounding Sec. 17-19N-1W? Also, have any of these other sections been pooled. Recently, Devon made us a lease offer, but would not give us the option of no bonus, 1/4 override, because they said they had not given that option. However, your pooling order in Sec 19 shows they have.

Ann Yes you need a # . Here is the only other filings I could find in the sections you listed.

This is one like they filed for 28,22,21

Ann It is harder to do with out the case # or order # on the Okla. Corp. Comm. which is the only free service I know of . Here are the only pooling orders I could find in the sections you listed. They are both in 21.

Ann Devon has filed for them ,but they are still pending . Where is your interest ?

Martha Tell them you will wait for the pooling and get the 1/4 . Also the pooling will only be for a year not 3 like the lease . And if you lease there are some terms you need to make sure you get that you would get if you make an election under the pooling. there are only two other wells that have had completion reports filed .They are in 32 & 33.

There are two producing formations around you and they are getting some good wells so you should be in good shape . Also it should take more then one well per section.

Ann this is for you . I posted one two times below .

Ron, we are considering a lease offer. Would you please advise what are the terms I need to make sure to get in a lease that are the same as making an election under a pooling? Thank you.

Payne 06 & 07-18N-4E - One Division Order states RI 0.00023500. Land report listed 1.187538 of 157.64 acres. How do I know this is right? Called Calyx no help, will try again soon. We where in the pooling for Calyx but a lease was already on property thru CHER and the 2005 lease stated 3/16%.

Thanks

I just found a pooling order for Payne co 31-19N-1W. Has anyone heard what other sections Devon may be planning to drill in conjunction with 31? Most other adjacent sections are already held by production.

KDM, Here is a well data site that shows some of the wells drilled around section 31-19N-1W. You can get a free 7 day trial. http://welldata.oil-law.com/

We have 150 acres of mineral in Sec 6 18n R1W in Payne County that we are interested in selling. At the present time Devon Energy is drilling a well in our section on the 160 acres that adjoins us to the north. Does anyone know how or who to contact about selling them? its not a have to sell them case, we just have some other interests that we would like to pursue.

Martha and Ron,

Are minerals are leased right now on a three year term to Devon energy. It is a 3/16th’s lease. I know the best advice is to not sell, but we have a great opportunity elsewhere that we don’t want to miss out on. I have been approached to sell at 2,850 per acre, but no way would I do that. But you guys know much more than I and you might tell me we couldn’t ever get more than that! I’m looking to everyone here for wisdom and I sincerely appreciate your help.

Ron, Yes please, I could use some help with my lease. I have been offered no bonus 1/4 royalty interest, so I’m considering leasing. However, I want to word my lease and/or addendum to make sure I get same as forced pooling. I do know the lease will be a longer term than pooling, but I want to make sure my section is drilled and producing along with other Mississippian/Woodford wells surrounding my section. Thank you.

General question: I occasionally hear someone ask, “How do I evaluate my mineral rights for selling them?” How can this be at all possible, since no one can know “what’s down there?”

Martha I have been out of town and got behind . Do you still need some help on your lease terms ?

Teri, you know you can lease your 150 acres instead of selling. Also, it’s a hard to determine what your minerals are worth right now, as not all of the completion and production reports for the wells surrounding you have been filed. Meaning, the value of your minerals could go up.

I always think about the Wild Mary Sudik, way back in about 1940 or so, it blew her top, and gushed out over 100,000 barrels of crude ever day, and over 1,000,000, that is 1 million mcf of natural gas every day for over 2 weeks. Gone with the wind, so to speak. Will it ever happen again? You bet.
