Katie Your legal should read s/2 sw/4 section 28 township 19n range 4e or 28-19n-4e if your post of July 18,2013 is correct. In your post of Dec. 15 ,2013 you said you signed papers 3 years ago . I could find nothing under Katie Moss for that Legal . On Dec 16 you said it was a mineral deed you signed 3 years ago . A mineral deed is used to transfer ownership not lease,but there is still no record of anything filed under Moss for the legal you gave.

Ron I rc’d the deed and Perkins is the last name of the person we sold the property to in 1989 and we reserved 1/2 interest in and to the oil gas and other minerals and deeded the other 1/2 to him. Is anything happening in Sec 28 or anything near there that would have an effect on the property.

Bob, Devon drilled a lateral from another section 198 feet from my southern boundary and claims they are only producing the Woodford with this lateral and that the OCC allows them to drill the Woodford that close, but the OCC does not allow drilling of the Miss Lime that close. However, the formations are very thin in my Sec 17 and could be in yours too, so when Devon fracks the Woodford they will most likely get the Miss Lime and deeper formations also. I’ve talked to Jim Hamilton who is OCC attorney and he told me protests have to be made before the well is drilled or you don’t get to protest at all and said Devon is listing all formations on the intent to drill just in case they get all the formations with their fracks. I’ve also talked to B & W about this situation and Kirk Whitman is in agreement that the formations are to thin and the big fracks Devon is using gets more formations than they are claiming and stating to the OCC. I wish I’d known the OCC was allowing Devon to frack whatever, whenever and however they want and not giving the mineral owner or other companies a chance to protest after the fact, because I would have protested just like B & W.
Bob, I worked for a short period of time at Chesapeake in the legal/land dept and we had to calc every well giving Aubrey and Tom Ward a 2.2% cut per well. In their defense, the practice of giving a geologist and landman a 2 % cut of each well for their time and expertise is an old oil and gas custom and you’d be surprised at the thousands of wells in OK that have to account for these % cuts. The problem arose when the shareholders found that Aubrey had made himself some little company loans using his 2.5% cut as collateral. Tom sold out right before Aubrey went into his loan business, but the list of past grievances Chesapeake committed and what they may still be doing to mineral owners is to long for this post. By the way, the company and I didn’t share the same business practices, so I left on my own accord.
