Marian, Sinclair was once a very sizable company with a chain of gas stations. There are still a couple of them left. In fact, I have a Sinclair inflatable dinosaur, which is their logo. You can transfer by recording the will or an affidavit of heirship. Not sure what you mean by status. Have they drilled? Has it expired?

Hi Everyone,

I found a way cool app for my ipad, its called WellSiteNavigatorUS, lets you put in API on wells and then you can add to favorites to save and/or pull up on a map. Lets you see the wells you map and the area they are in. Let’s you track for personal use or show friends or family a map. I’ve added Texas wells to my favorites, but you can list for any state. The wells have to be in their reachable database so newer wells can’t be shown. Its free so all the more reason to give it a try if you’re interested.

Thanks Wade for the comment. Buzz has said that the permitted wells have not been “spudded” yet. The permit was taken out June/July 2012 and I have been told by the landman that it could take up to a year before any actual drilling takes place. I do know in our section there is infrastructure being built in terms of a pipeline per the rr map. When I talked with the Pecos Records office, they said a transfer would have to be done through a lawyer. Hard to know without being there. My mom has a lawyer she is checking with.

Our family has had mineral rights in Reeves County since 1947. As a family we have had one motto related to our ranch for the past 66 years “never sell any part of the ranch.” It all has to do with your personal situation; but, we would never sell.

Mark - Correction. I said 1/2 mi east of the Hwy but it is 1/2 mi west.

yes thats it mark you know of any drilling there?

I’m a new member to the group and have recently received an offer to sell our mineral rights for $2,500.00 per acre in Block 4 section 27. From reading comments, it seems that leasing with a bonus and retaining a 1/4 royalty is a better option that selling. Is this recommended? Also, I would like to know where exactly this land is located and if there is any other drilling going on in the vacinity. Thanks!

Mark - Looks like that is Abstract 394 and it is about 6 miles north of Pecos on Hwy 285 and about 1/2 mile to the east of the Hwy. Not much showing in the immediate area, but there should be potential throughout that area.

Mark – I agree with Bob’s and Craig’s comments. I might add, IMO, if your situation requires you to consider selling the minerals, don’t dare accept a lo-ball figure of $2,500/acre in that area!!! Question: Are you addressing the entire section… if so, I find it VERY surprising you are not under lease already. Hope this helps. Later – Buzz

Scott - I see a Block 2 Section 20 Abstract 1512 about 20 miles N of Pecos? Not sure if that is what you are looking for?

Mineral Classified can sometimes work to your advantage because the State has to approve the rate. Few years ago my family signed a mineral classified lease but the State didn’t think the rate was high enough and negotiated it higher (and since we split it with the State, our half was based on the higher rate the State negotiated).

What is the going lease rate in Reeves County, I’ve read alot questions about drilling activity, but see no current lease rates

Mark, our lease is in Block 4 Section 64 so if you read previous messages you can see what activity is going on with our lease

Rates vary do to the estimated potential for successful drilling.

I’ve seen posts here that talk about $600-800 / ac and posts that indicate 2-3 times that.

I have a piece of a section 10-15 miles NW of Pecos. It was leased year before last for $2,500 / ac +25%

Since the land is Mineral Classified I actually only see $1,250/ ac with the remaining going to the State of Texas.
