Shell Comes To Reeves County - Wed-2/6, Shell Western E&P filed as replacement operator of the BETTS 54-4-26 RVS #1H well, previously permitted in Nov-12 to Chesapeake Operating, Inc.

The well is a horizontal Phantom (Wolfcamp) test located 13.7 miles NW of Pecos. Later – Buzz

It is a direct offeset to a small position we have next to it.

Have a twenty acre parcel in Section 265 H & GN RR Block 13 surrounded by leased property. Any thoughts or info as to value

Huge thanks for posting the most profoundly interesting article I have read in years! As far as I am concerned it is the patriotic duty of every citizen of the US to get a grip on what that paper is saying. Here’s what the paper doesn’t say: Our only hope is to start, right now!, to blanket the land with breeder reactors. Any action that varies from that will result in unnecessary suffering, the degree of suffering determined by the degree of variance.

As far as selling your Reeves county mineral rights, all the experts I have spoken to say the same thing: Never sell mineral rights!

My land is on the H & GN RR Block 13, how do I find out if I have the mineral rights? please help, Thanks

You will need to check the land records in the county courthouse of Reeves County. If you are local you may be able to do this yourself. If you are not local you probably would be best off calling the Courthouse for guidance and referrals.

First, locate all the records you have in your immediate possession so that whoever you have check the records would know where to start, in fact the answer may even be within the records you hold.

Since I am out of state I retained a local landman, Paden Perry, who is one of a handful of landmen who specialises in Block 13 H&GN RR.

He located the original warranty deed which conveyed both the mineral and surface rights. The mineral rights were never subsequently sold .

You need to locate the records of the land. Permanent copies of those records are, and are required to be, in the courthouse hall of records of the county where the land exists.

Lynn – I have you located 10.4 miles due south of Pecos, Abstract #321 (most valuable description), right? Size is a limitation, but I would expect 25% royalty, a 3-year term/2-year option and negotiations starting @ $1,000/ac bonus minimum. Actively drilling in your area are Comstock Resources, Eagle Oil & Gas (renewed interest), J. Cleo Thompson (resurgence of late) and Clayton Williams (pulling back of late). Hope this helps. Amazing, am able to do in minutes now what thirty years ago required at least a couple of days in a library which had the right resources.

Thanks, Buzz, for letting us know who is active in the Block 13 area south of Pecos. Your assessment of Clayton Williams seems spot on to us! They tracked us down last year and offered us $1000 per acre, 25%, 3 years. (We have 114 nma in Section 185, A-302; sis-in-law also has 114 nma.) Finally, in mid December, all the details were finally worked out to everyone’s satisfaction, the lease was sent to them to sign - and nothing has been heard from them since. But if they aren’t interested in drilling, we wouldn’t be very interested in leasing anyway.

We’ve also heard from a couple of lease flippers who found us from our postings here. (We’re not interested.) There is active and productive drilling in sections adjacent to ours so I expect something will come along someday!

Chesapeake had a lot of holdings in our area. Did Shell get all of CHK’s acreage?

I understand the is a similar situation with Petrohawk. Kew Drilling sold our lease to Petrohawk who was “bought out” by BHP Billiten Anyone have a different story on this one. I am about 10 miles WNW of Pecos.

Fred – the Australian mining (mostly) company BHP Billiton bought Petrohawk Energy Corp. outright in Aug 2011. So BHP is now 100% owner of Petrohawk Operating Company whose doing the drilling in Reeves County. In the case of C-W and Chesapeake (now Shell) , they still have a joint venture relationship… in all wells where C-W has ‘earned’ an interest by drilling on a Chesapeake lease; C-W owns 75% of the working interest and CHK (now Shell) owns the other 25%.
